An accurate inventory is essential when renting out your home. This is to ensure that the property and its contents will be returned to you in the same condition at the end of the tenancy (with fair wear and tear accepted).

Many deposit-protected sums argued at the end of a tenancy can fall victim to a loss of expenses without an independent inventory.

If the condition of the particular item was not accurately described, how can it be proved that the tenant has caused the damage?

Unfurnished properties also require an inventory. Our inventories see it as it is. This includes walls, floors, light fittings, window dressings and kitchen and bathroom fittings. These all need to be detailed to protect you from any unforeseen disputes at the end of a tenancy.

The Inventory Report

We visit the property and perform the detailed inventory. We will describe everything in detail from top (under loft) to bottom, including the exterior. The report is documented by photographs to back up what we type.

All household and electronic appliances will be photographed, and serial numbers will be noted (where available). The meters will be photographed, and the readings will be taken.

All furniture, kitchen and bathroom items included will be thoroughly inspected and photographed.

The detailed inventory report with photographs will be sent to you within 48 hours.
